There are four types of title deeds offered in Northern
Cyprus. The process to purchase your property is
dependent on which title deed your property holds.
1) Freehold - Foreign Title
This property is owned by Europeans such as English,
German etc... The title deed is internationally recognised.
2) Freehold - Turkish Title
This property is owned by a Turkish-Cypriot prior to
1974.
3) TRNC Title
This property is previously Greek owned prior to 1974.
4) Leasehold Title
This type of property is owned by the government.
Legal Tips
Prior to purchase property in Northern
Cyprus, always;
- Ask a copy of the title deed,
- Check the sheet plan, plot references and site
plan,
- Look at the site plan and ascertain from its shape
and boundaries,
- Check the construction availability from the State
Planning Office,
- Make a land search to understand. If there is a
deed, the kind of the title of the deed and whether
there is any encumbrance on it from Land Registry.
- Always make a contract before making any payment.
Useful Information
- The term donum is a measure of land in Northern
Cyprus and 1 donum land is equal to 1388 square
meters/1600 square yards. 3 donums is equal to 1acre.
- According to Foreigner’s Property
Laws and regualtions, a foreigner is limited to buy
1 donum of land from Northern Cyprus unless
the foreigner forms a company or constitute a trust
with a local person...
- A Purchase tax is applicable on all freehold property
at 6%, in addition a 1% charge of the 6% is also applicable
which is paid to the municipality where the property
is located.
